Take on the Gulf Coast?

There is no single number, but the recent market data is genuinely useful: in Ocean Springs, the median home has been going under contract in about 52 days, while Biloxi has averaged closer to 90 days on market. Neither means your house has to sit for months. The honest answer for your home depends on your neighborhood, your price point, and how the house shows on day one.

Ocean Springs: about seven and a half weeks, on average.

Across Jackson County, Ocean Springs has stayed one of the tighter seller markets on the Coast. Recent figures put the median sale price right around $295,000, with homes taking a median of roughly 52 days from listing to contract. Sale prices have been landing at about 97% of list, which tells you buyers are negotiating, just not by much.

The citywide average only gets you so far. In Gulf Hills, the established golf-course neighborhood with big wooded lots, homes have been trading in the $220,000 to $340,000 range, and well-priced ones move faster than the county number. Around Front Beach and the historic downtown, the ladder runs from condos and townhomes in the $400,000s up to waterfront houses that pass a million. In that tier the pool of qualified buyers is smaller, so the timeline is less about market speed and more about waiting for the right buyer to come along.

Biloxi: closer to three months, but the neighborhood changes everything.

In Harrison County, Biloxi has been a slightly slower, wider market. Depending on the month and the source, the median sale price has run from about $270,000 to $315,000, and days on market has averaged near 90. That average hides a real neighborhood spread.

North Biloxi, the newer subdivisions along the Popps Ferry corridor that include Cedar Lake, has been turning over in as little as two weeks when a home is priced and presented well, with recent median sales near $283,000. In West Biloxi, listings in the $245,000 to $260,000 range have been taking closer to 70 days. And in Old Biloxi and Point Cadet, where the housing stock is older and genuinely varied, every sale is its own story: a crisp little historic cottage can go quickly, while a house needing real work sits until the price matches the condition.

Priced right beats the local average, every time.

Here is the part worth sitting up for. Across the whole Gulfport-Biloxi-Pascagoula metro, median days on market has hovered in the mid-80s this year, but listings that nail the first impression consistently beat that number.

The first few weeks on market are when a listing gets the most attention, and a later price cut does not bring that attention back. So the work that matters happens before the sign goes up: comparables checked against what actually closed, an honest pass through the deferred maintenance, rooms staged so they show bigger on camera, and professional photos that make buyers stop scrolling. On the Coast that prep list has its own flavor too. Salt air and big weather are part of living here, and buyers know it. A house with flood documentation organized, wind mitigation in hand, and maintenance caught up reads as a house someone cared for, and buyers pay for that confidence.
